Board Meeting Report

The Board of the LWHOA met November 10 via Zoom. Current status of real estate in the neighborhood shows there are currently two homes for sale (Reading Lane and Ridgeland Court) and one lot (Castleton Cir.).

Treasurer Claire Mazur reported that expenses for the year totaled $17,159, against a budget of $18,100. All line items were within budget. Three proposed budgets were presented for 2021, each with the aim of increasing funds for maintenance and beautification. The board decided to keep the overall budget close to the present amount and defer transferring any funds to the contingency account so that funds would be available for maintenance. The annual dues will be $165.

Jim Mann, chair of the Maintenance Committee, discussed the possibility of getting the Rutland Loop island at the top of the street shortened. The island was damaged during construction of a house and repairs are to be made by the contractor but the island itself creates a very narrow passageway for vehicles and shortening it could be beneficial. He will get input from the County but nothing will be done without approval of homeowners along Rutland Loop. Various areas along streets have been identified for possible trimming to insure vehicle visibility at intersections.

The Board also discussed the placement of yard signs and will continue to review the topic. Then the board decided that a virtual (Zoom) meeting was possible for the annual meeting and to proceed with arranging that in late January.
