Annual Meeting 2022 Report

LWHA ANNUAL MEETING SET FOR JANUARY 20, 2022
In view of the pandemic conditions, the annual meeting will again need to be different. This year’s meeting will be held via computer (Zoom) on Thursday, January 20, 2022, at 7 p.m.  All relevant documents and proxy forms will be e-mailed to homeowners beforehand. If your email address is on file with the Secretary, you will receive an invitation to the meeting. If you are not familiar with Zoom meetings, please contact Bill or Claire for instructions.
  
PRELIMINARY TREASURER’S REPORT
The final treasurer’s report will be provided prior to the annual meeting but most items have been expended at this point in the year. A preliminary report shows total expenditures of approximately $17,350. Expenses were within the amount allocated for supplies, maintenance & beautification, and utilities.  However, the miscellaneous category exceeded the allocated amount by $31, due to an increase in the association’s insurance costs.

NEIGHBORHOOD NEWS
We are pleased to see new neighbors move in on Nottingham Court, Dartmoor Drive, and Ridgeland Court as houses come up for sale. A house is also under construction on Castleton Circle to replace the one that burned down several years ago.

ROAD MAINTENANCE
As many of you may have noticed, the Lakeshore entry to the neighborhood on one side is severely uneven. This appears to be due to underlying tree roots. A similar problem exists at the entry to Reading Lane. As well, the pavement edge has cracked off near the Locksley entrance. The County Public Works has been contacted and a representative from the county has been out to inspect the problem areas. We are told that the county only has one road  patching crew so it may be a while before these areas are fixed but the Board will stay in  touch with the county.

CONTACTING COUNTY OFFICES
The county’s website – cms.leoncountyfl.gov – is a convenient way to ask questions and report problems. In the center of the screen is “Citizens Connect”; click on the appropriate icon and you can get information or request services for such things as animal control, waste pickup, mosquito control, litter, road and street issues, parks and recreation, drainage issues and other concerns. You can also contact a representative in person at 606-5300. The county has a Citizens Connect app for smartphones. ARRANGING FOR TREE LIMB; YARD DEBRIS DISPOSAL
If you have tree dead fall or yard debris that needs to be removed, remember the Waste Pro guidelines. Small piles will be picked up. Leaves, grass trimmings, straw or pine cones must be in some kind of container (paper bags, black yard trash bags, bins) for weekly service. Call Waste Pro, 606-1899 (or email to www.wasteprousa.com) to schedule a pickup for large piles. Yard debris must not be mixed in with other types of materials. Have a separate pile for each type of material. Limbs/branches can be no longer than 6 feet long and 4 inches
in diameter and stacked no higher than 4 feet. Place piles within two feet of curb and near where your trash is normally picked up, so that it is clear that the pile is from your property. Large trees must be cut into rounds no longer than 2-3 feet. Special charge applies. Call to get an estimate of the cost and to schedule service. Payment in advance. (Waste Pro will not pick up yard waste placed by a commercial or private tree trimming business.)

ARRANGING FOR SPECIAL TRASH PICKUPS
For special pickup of bulky items (appliances, fixtures, etc.) and very large piles of yard trash, call 606-1899 or 561-0800 to request this service. Pickup should be done within seven work days. Without a special order, bulky items will not be picked upon a timely basis. Please note: excluded from pickup are construction materials including treated woods and doors. All hazardous waste items such as electronics and paints are also excluded but can be taken to the county waste disposal site at 7550 Apalachee Parkway.

OFF-STREET PARKING
All properties have driveways which are intended for off-street parking for homeowners. Please avoid on-street and front yard parking on a regular basis.

DIRECTORY UPDATES
If you have changed mailing address, telephone number or email address, please send the changes to Claire at admin@linenewoods.org so that the directory and email notification list can be updated. (Email addresses are not included in the directory and are only used to send notices to homeowners. If you do not wish your telephone number to be included in the directory, please let Claire know.)
 
WASTE REMOVAL
WastePro lets us know the best way to prepare yard debris. (This includes vegetation fragments such as tree trimmings, grass clippings, pine straw and leaves.) WP asks that yard debris be placed within three feet of the curb and away from low-hanging wires or branches. Clippings and pine straw may be placed in clear bags or boxes. For branches, piles should be no larger than 6 feet long, 4 feet wide and 4 feet high. The largest size of branches is 6 feet long and 4 inches in diameter. Do not put yard waste with bulky items set out for pickup.  Call Waste Pro, 606-1899 (or email at www.wasteprousa.com) to schedule a pickup for large piles.
 
BE AWARE OF DANGER TO AND FROM YOUR CATS AND DOGS
By Leon County ordinance 4-35, animals (dogs and cats) are prohibited from running at large in public places or on private property without the property owner’s permission.  If you see pets running loose, you can call Leon County Animal Control (during work hours) at 606-5400, or, after hours, the Leon County Sheriff’s non-emergency number 606-3300. Predators, such as coyotes and bobcats, are known in this area and they are a danger to small animals outside. In addition, free roaming cats can be a nuisance in other people’s yard and be a danger to birds and other small wildlife.
 
If you see animals loose in the Linene neighborhood, you can also let Bill or Claire know so we can send an email to our neighborhood to alert everyone.  Also, please feel free to send a picture of your pets to Claire at  admin@linenewoods.org.  She will keep them on file and if we receive notice of a found pet we can hopefully use it to lead to a quick reunion.
