Roads & Drainage Takeover Project
The Roads & Drainage Takeover Project has resulted in Leon County taking over the responsibility for maintenance of our roads and drainage. Please address questions or concerns about this project, including concerns about any effects on your property, to Ginny Anderson, who is our liaison with Leon County.

Update January 26, 2012: Road Assessment To Be Due in the Fall, 2012
According to information received from the County, the road assessment has been delayed until fall 2012. The estimated per-lot assessment will be about $4,200, but the actual amount will not be known until the tax bills are issued later in 2012. If you sell your property in the meantime, you are obligated to disclose to the buyer about the road assessment. If you need a detailed explanation, contact Bill Needham (billn32312@yahoo.com).

Update November 30, 2010: Road Project Update
A meeting between members of the Association board and representatives from the County and the contractor was held on Nov. 18 to obtain a status report on the road/drainage project. The overall project is on schedule. Current work is focused on reconstruction of some road segments and on drainage repairs. Work will be suspended from Dec. 23 through the end of the year. The contractor hopes to have a revised work schedule in the near future. The final project cost should be known by early spring.

PAVING : The first layer of paving has been put down on most of the road surfaces and the contractor was told that the smooth riding is greatly appreciated. A final topping will be put down nearer the end of the project. Current drainage grates will remain at their current levels but the paving will be sloped to provide water flow and a gentle dip rather than a “bump.” Other utility access outlets will be raised flush with the final paved surface. Roots under the road bed have been removed and should not press up through the pavement.

SWALES: A decision is to be made on whether to pave the side swales. If the swales are paved, there will for awhile be a slight difference in appearance because of the different way the paving must be applied to swales. The contractor will prepare a more detailed cost estimate of paving the swales and will also show offsetting cost savings from less work that must be done on Rutland Loop. The LWHA board should have this information before the end of the year so that a decision can be made on whether or not to have the swales repaved. Paving the swales at driveways will be done as much as possible to tie in to existing drives to minimize a bump. However, any currently broken paving of the driveway itself will be the responsibility of the homeowner. If swales are not repaved, then weathering will eventually make the road surface and swales to have a similar appearance.

BARRICADE: The design of the Ridgeland barricade has not been completed and the County invited the LWHA input. Discussions with an arborist have been held but no final decision has been made on if any planting will be included in the barrier.

Update August 27, 2010: Road Project to Begin
The long-awaited road project is scheduled to begin Labor Day week. The specific date will be determined by weather conditions. However, arborists and people marking location of underground utilities may be around the neighborhood earlier.

During the project some contractor equipment will be parked beside the Ridgeland Road barrier.

Please park any vehicles off the road in driveways or garages so they will not be in the way of equipment and to protect your vehicles. Also, during the work period, if you are planning any social events at which people will be parking near your house, be alert to where road work is being done so that you can advise those who will drive into the neighborhood.

As you drive in the neighborhood, for your safety and that of workers, please be alert to equipment and men moving around the neighborhood.

And above all, please be patient. It may get messy and annoying at times in the neighborhood before the project is completed. Estimated completion seems to be early in 2011.

Update June 12, 2010: Road Project Bids Are In
We're pleased to learn that the bid for the Linene Woods road project will be presented to the County Commission for approval on June 22. The low bidder is C. W. Roberts Contracting. The County staff said they work well with that company and LWHA Board member Clay Culpepper is also familiar with this company and likewise speaks well of them.

The bid amount was about $575,700, substantially below the initial cost estimate. Assuming no major unexpected costs during the project, the per-lot cost to homeowners will be well below the initial estimate of $6,800 -- perhaps as low as $4,000. We'll know more as the project progresses.

At this time we expect work could begin between mid-July and early August.

October 1, 2009 Update: Road Project Liaison Ginny Anderson reported to the Board of Directors that the County Engineer called her with an update on the project. He said that the county and the engineering firm working with the county are very close to 60% completion of the planning and design stage. The barrier on Ridgeland Drive will not be removed but will be improved. The county has received calls indicating the non-Linene Woods homeowners on the other side of the barrier also do not want it removed.
